Selling A Unique Home Requires Unique Real Estate Skills

An experienced, top-selling real estate agent who understands how to market homes is vital when selling your home, regardless if it is unique or not. A unique home, however, demands a unique agent who understands the true worth of your home, knows how to uniquely market it and has the ability to find the right buyer who appreciates the value of the home’s uniqueness.

We were recently provided with the opportunity to list a rare bungalow situated in an Oakville neighbourhood dominated by 2-storey homes. The seller had an aggressive asking price in mind and few comparables were available.

While some may have considered this a teardown, we knew immediately through experience that the uniqueness of this property would be a prized find for the right buyer. It was a good-looking brick bungalow with a double garage, very spacious rooms and the property had been meticulously maintained.

We placed the property on the Oakville Milton & District Real Estate Board as well as on the Toronto Regional Real Estate Board in order to get maximum exposure. High quality photos, a comprehensive virtual tour, detailed floor plans and a great write-up was just the beginning. We embraced social media and internet marketing including Virtual Open Houses. We sent eBlasts to our database of 1000’s of qualified buyers that we have cultivated over the years and we personally reached out to our network of top real estate agents.

Many agents brought potential buyers to view the property. Some agents suggested that the price was too high, mentioning that 2-storey homes in the neighbourhood were selling for less per square foot. Others inquired about or submitted written offers that were significantly lower than asking price. We were told to “fall in line” to get a sale.

We stood fast knowing what we had on our hands. This property was a rare opportunity for the right buyer to own a bungalow with a lovely garden on a quiet street. We also knew that it is more expensive to build a bungalow than a 2-storey home. We put our decades of negotiation skills to work responding to agents with our own list of recent sales of bungalows in adjacent areas. We were successful — the home sold at a significantly higher price per square foot than the neighbouring 2-storey homes.
